What to itemize on a construction invoice
Break the work into the categories your client's bookkeeper expects: labor (crew size × hours × rate), materials (lumber, fasteners, concrete — attach or reference supplier receipts for cost-plus contracts), equipment or rental time, subcontractor charges, and disposal or cleanup. Then the contract essentials: the project name or address, your license number where required, the invoice number, issue and due dates, and payment terms.
If the contract includes retainage, show it explicitly: subtotal the completed work, deduct the withheld percentage as its own line, and invoice the balance. A retainage line that appears out of nowhere on the final bill is a dispute waiting to happen; one that appears on every draw is just paperwork.
